The Turf City Story
For nearly a century, Bukit Timah's Turf City carried the thunder of hooves and the glamour of Singapore's racing elite. Today it stands at the threshold of a long-term masterplan that will reshape one of the island's most storied addresses with new parks, civic spaces, and residential precincts.
Dunearn House is the first private residential GLS site in the Turf City transformation — a position that matters for early buyers watching how the estate takes shape.
1933 – 1970s
The Singapore Turf Club moved from Farrer Park to Bukit Timah. Queen Elizabeth II visited in 1972; grandstands welcomed crowds of 60,000.
2000s – Today
After relocating to Kranji, the site became a casual hub of dining, retail, sports and recreation within its heritage grounds.
2026 & Beyond
The Turf City precinct is being masterplanned with generous greenery and improved connectivity, including a future Turf City MRT station on the Cross Island Line (target around 2032). Dunearn House leads the first private residential chapter.
URA Masterplan
Dunearn House is the first private residential development in the new Bukit Timah Turf City precinct. The wider URA masterplan points to a car-lite, green district with conserved heritage, new parks, and stronger rail links — details below are indicative and subject to final government plans.
Former Turf Club stables and quarters to be revitalised into community spaces, preserving the estate's architectural character.
Pedestrian- and cycling-friendly streets designed around public transport rather than private car dependency.
Daily errands and lifestyle amenities within roughly a 5-minute cycle or 10-minute walk.
Indicative upgrades along Eng Neo Avenue, Dunearn Road, and Bukit Timah Road to improve traffic flow while retaining green buffers.
Parks, conservation areas, and links toward the Bukit Timah-Rochor green corridor and surrounding nature areas.
Cross Island Line station planned within the precinct (target around 2032), complementing Sixth Avenue on the Downtown Line today.
A new central open space and sports/recreation nodes envisaged as part of the wider Turf City transformation.
The masterplan envisages a blend of new private and public homes across the rejuvenated grounds over the long term.
Future residential sites in Turf City will be measured against this launch. Early buyers get in before later supply arrives — with URA tender conditions calling for substantial greenery and pedestrian links within the wider precinct. Indicative masterplan scale and timing remain subject to government plans.
The Opportunity
This is a complete address, where legacy, nature, and community converge. Rising as the tallest residential development between Yarwood Avenue and Stevens Road, Dunearn House commands largely unblocked vistas across the Bukit Timah plains — elevated above Good Class Bungalow enclaves yet minutes from Orchard Road.
Five blocks — two at 19 storeys and three at 10 storeys — form a mid-rise collection of 380 homes. Layouts by Ong & Ong with landscapes by EcoPlan Asia focus on squarish, efficient family plans.

First non-landed homes in the District 11 Swiss Club subzone in 33 years (developer info kit).

380 homes across five blocks — two towers at 19 storeys, three at 10 storeys.
Indicative squarish layouts from approx. 530 to 1,380 sq ft (preliminary unit mix).
For Families
Bukit Timah is synonymous with top schools. The developer's preliminary materials highlight many esteemed institutions in the wider area — useful for family planning, though admission is subject to MOE policies, balloting, and distance rules that can change.
School listings are for general reference from preliminary project materials. Proximity does not guarantee admission or a specific home-to-school distance band. Verify with MOE and the schools before making decisions.
Daily Life
Daily conveniences, green escapes, and city connectivity — all within a short walk or drive from Dunearn Road.
*Walking time per preliminary developer materials; actual time varies by route and unit block.
Architecture
Potentially the tallest residential development between Yarwood Avenue and Stevens Road, Dunearn House offers north- and south-facing vistas across Good Class Bungalow enclaves and the Bukit Timah greenery belt. Tony’s Take
“First mover in Turf City's masterplan — District 11 pedigree, about 4 minutes' walk to Sixth Avenue MRT, and the first non-landed launch in the Swiss Club subzone in 33 years. Strong for family upgraders who value schools and long-term estate upside; compare carefully on price when PSF is released.”
